The $90k test
Westpac and St.George publish a 90% no-LMI waiver for nurses, midwives and many allied health roles earning $90k or more.
Shift income
Overtime and allowances are shaded differently by each lender. We apply each one’s rules to your pay.
First home?
The 5% Deposit Scheme can remove LMI too — we check that as well.

Use it in your AI assistant
Ask Claude, ChatGPT, Gemini, Perplexity or Cursor to run this check for you. Our free MCP server gives them the same rules engine: lender fit, borrowing power, 2026–27 stamp duty and grants, the 5% Deposit Scheme and live rates. No sign-in, and nothing is shared with a broker unless you say so in the chat.

Is it really free?
Yes. The check, the report and the what-if tools are free, with no sign-up. If you choose to talk to us about a loan and go ahead, the lender pays us commission (set out in our Credit Guide). You never pay us a fee.
Does overtime count toward the $90k?
Westpac says casual income is annualised over 52 weeks, and it may assess overtime and allowances at 100% for hospital-employed nurses and midwives (conditions apply). Other lenders count less. The broker will confirm how your payslips are assessed.
Which lenders do you check?
92 in total: 88 Australian banks and lenders — majors, customer-owned banks, online lenders and more — using the rates, LVR limits and residency rules they publish through Open Banking (data as of 27 Oct 2026), 2 non-bank lenders from their own published rate sheets, and 2 modelled specialist lenders. Rules lenders don’t publish, like time in job, are typical settings for each type of lender.
Will this affect my credit score?
No. We don’t run a credit check.
